RENTAL AGREEMENT

RENTAL RULES AND REGULATIONS

CHECKIN – is generally at 4PM, and checkout by 10AM, however will do our best to provide flexibility based on other reservations around your dates.

This is a strictly NON SMOKING unit.

DAMAGE/RESERVATION DEPOSIT – If a deposit is collected, it is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets (including charges for cleaning due to pet damage, pet shedding, etc) or collection of rents or services rendered during the stay.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• The renter is not evicted by the owner (or representative of the owner), local law enforcement, etc.

PAYMENT – Full payment due at time of booking, unless alternate payment structure has been discussed and agreed to.

CANCELLATIONS – Cancellation or early departure 90 days or more prior to check in will receive a full refund. It may make sense to purchase vacation insurance, as we are unable to offer after the cancellation period for illness, flight delays, etc. Within 90 days, we make no guarantees of any refund, but if you need to cancel, we will do our best to re-rent the property and will refund any money we are able to collect during these dates.

NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. It is available at an additional rate.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

PETS – For properties not marketed as pet-friendly, pets are not allowed (with the exception of certified Service Animals, which per regulations must not be left unattended in the property). For properties that are marketed as pet friendly – we may collect an additional pet fee and pet deposit, please confirm with us prior to booking. In addition we do ask that they in pet friendly properties, pets kept off of furniture and bedding. Any damage or additional professional cleaning needed due to shedding on furniture/bedding or accidents will be deducted from the deposit.

WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
